The additional cost is of the order of +15 % compared to a traditional concrete construction. A pioneer in France, the group Icade Promotion built at Toulouse a tower of about 34 meters in height, on ten floors, as part of a mixed program comprising several buildings. The tower is designed “76% wood”.

At the Cartoucherie

The site is located at the Cartoucherie, a rapidly changing neighborhood. This project called ” Wood’Art – The Canopy », Stands out from the other real estate programs that are popping up all over the place on the former military and industrial land transformed into an eco-district west of downtown.

On a concrete base, the whole structure is made of post-beams, in solid wood. The wood comes mainly from the forests of Occitania, in particular from the Black Mountain.

Presented as a demonstrator

The project is presented by Icade Promotion as a “demonstrator”. The promoter has also obtained financial support from the region Occitanie to the height of 2,1 M€, is
10% of the construction cost, as part of the NoWatt call for projects.

For its part, Icade Promotion has agreed to reduce its margin of them tiers to finance this demonstrator. The objective is obviously to make this tower a “replicable model”.

“An answer to the challenges of tomorrow”

Last January, during a site visit, Laurent Nicolas, regional director for Icade Promotion, said that he saw this wooden project “as an investment”, an “experience to be reproduced”.

If concrete and metal are used for the construction structure, this mix of materials “gives this building low environmental impact both during its construction and during its use ”. Laurent Nicolas sees this project as “a response to the challenges of tomorrow”.

Commercial success

The total area for this project is 13,000 m². Set includes a 100-room hotel, 95 over-the-counter housing at controlled prices, 42 social housing (already sold to Patrimoine SA Languedocienne) and shops at the foot of the building. According to Icade Promotion, 90% of the operation is already reserved, including 40% in main residence.

Work began in April 2019. Delivery is announced from November 2021.
